Whether you’re buying your first home or you’ve been through the process before, you may still have questions about financing or buying your new home, particularly if this is the first time that you have purchased a brand new home. It can take up to 8 months to build a new home once the construction process has started, depending on many factors including the permitting process which can take anywhere from a few days to 6 weeks or more, depending on city and county jurisdictions. We maintain a close watch over each homesite throughout the construction process, including estimates for completion dates. As the process nears completion, exact dates for your new home owner orientation, sign off and closing dates will be set.

One of the things that sets Soundbuilt Homes apart is our process. Depending on where your new home is in the construction processes, you may have the ability to personalize many of the features, fixtures, paint colors and other aspects of your new home.

The process of personalizing your newly-constructed home begins as soon as you have secured loan approval (which is one of the reasons pre-qualifying with one of our preferred lenders can help expedite and enhance your new home buying experience). Once your offer is in and accepted and we’ve verified that your financing is secured, you’ll be able to meet with our design professionals to make any choices available to you (depending on where the home is in the construction process).

At the design options meeting, the selection process and your finish options will be presented, and you will have an opportunity to choose many of those features you want for your newly constructed home. Even if your new home is already move-in-ready, you’ll have the ability to enhance your new home with several options.

We believe that working with the right lender, and honing in on the new home mortgage financing program best-suited to your unique needs and preferences can make all the difference between a pleasant purchasing experience and a stressful one.

Soundbuilt Homes has secured very strong, long-time relationships with two preferred lenders who are well-known leaders in the mortgage marketplace. These lenders not only have great loan and service programs, but they are very familiar with Soundbuilt Homes and our sales and construction processes. If you’re already working with another lender, that’s ok too, but we encourage you to reach out to our preferred lenders for information about the new home buying process.

Depending on the type of home loan mortgage you are utilizing, if a down payment is necessary at all, it may be as little as 3-5%.  Plus, all VA buyers all eligible to pursue special zero-down mortgage loan programs. Check with one of our preferred lenders to see which loan program might be ideal for your budget, financial needs, long term goals and preferences.

If you need to sell your existing home before you can close on one of our new homes, we do accept contingency offers. Our sales team will work closely with you to help ensure the sale of your home happens quickly and smoothly, so that you can take possession of your new home on schedule.
